Great Winter Projects: Attic Remodel

 A finished attic is a great project to undertake in the winter time. Transforming unused space into cozy bedrooms, a playroom and adding an additional bathroom will add value to your home if it is done with thoughtful design, careful planning and quality materials.

This type of project is a wonderful upgrade whether you plan to add to your family, stay put for a long time, or sell in 5 or 10 years.

 If you plan to sell, potential buyers are always eager to see as much finished space as possible when they are choosing between properties. Further, a creative use of space can take your house to the next level of desirability. By contrast, unfinished spaces are red flags that reduce the usable square footage of your house, as well as signaling to a buyer that there are projects to be completed at some point!

 Remodeling an attic space is particularly valuable for a 1-1/2 story home, where all of the bedrooms and bathrooms are on the first floor. Provided that the required elements are present, an attic remodel can be extremely successful.

 Some keys to a successful attic remodel

  • Make the space functional, with creative storage areas
  • Make the space comfortable and warm, with adequate light, heating an cooling
  • Make the space unique but not so unique that a potential buyer would be puzzled or put off by its design.
  • Ascertain that the required elements are present:
    • adequate headroom
    • placement of a first floor bathroom under the planned new bath
    • space available for egress windows
    • a viable stairway, or the possibility of altering an existing stairway
